Buyers often think if they call the listing agent directly they will save money and get a better deal. They don't realize that the listing agent is working on the Sellers behalf and you will sign an agreement disclosing that. Using a buyers agent does not cost you any money then you have someone representing your best interest which is important not just with the price you offer but throughout the process. You need expertise that can help guide you on what price you should offer. In a multiple offer situation often times price may be similar but the other terms is what can tip the deal your way- do you know what those are? There will be an inspection where items could come up, there could be an appraisal that comes in low, there could be occupancy issues that come up and so much more.
